Church Road, Farley Hill, Reading, Berkshire, RG7

Guide Price £1,500,000

THIS IS A TRUE GEM – noir by david cliff – You often see agents talking about ‘one offs and ‘opportunity’ but, this is both of those and much much more. And where else do you find almost 5 acres to play with.

This has been a very happy and much-loved family home since the early 1970’s so this is the first time anyone else will have had the chance to own it for 50 years and I honestly believe the next owners will be here for a similar amount of time, and why wouldn’t they, it is in the most stunning setting.

Farley Hill is a very small and peaceful village. Homes dotted between trees and fields is what it’s famous for, yet it still has excellent and speedy road and rail links, being located between the M4 and M3, and close to Reading, one of the largest rail hubs outside of London.
I pass Foxhill House almost every day, I’ve often wondered what was beyond the gates and driveway and now I’ve been allowed to see it for myself and am privileged to be trusted with its marketing and sale. As I’ve already mentioned, it’s been 50 years since this property has come to the market and what an opportunity this offers.

Pulling in through the entrance you can see the plot almost immediately opens with established boundaries really showing off the privacy and peace you have here. I’d suggest you just stand here for a minute and take it all in, it’s a huge area with endless options, the current quadruple garaging is vast in size but completely unobstructive, giving you some perspective on the scale of the plot we have here. Whilst currently subtle and understated the sizeable areas of lawn soften everything and create interest but you could really go to town here and create a ‘wow’ first impression.

Both the owners and I fully understand that change will happen here but let me tell you what you are starting and working with. A truly treasured five bedroom detached bungalow which exceeds 2500 sq. ft and an additional 640 sq. ft of garaging with potentially a further outbuilding footprint to be considered. …. not a bad start I think you’ll agree.

As you enter the ’L’ shaped accommodation it is very sensibly laid out, with a lovely reception style entrance room to greet guests and get shoes and coats off. Laid out as you enter with the living areas central and to the left, currently used as a dining area. To the left and in front of you are living areas and the kitchen area, which whilst dated has been lovingly cared for and maintained.

Beyond the kitchen is a large reception room of over 21 feet by 15 feet which in the past has been used as a dining room but could be a second sitting room. It has a lovely triple aspect with a doorway that leads out to a small conservatory. This space is then connected by a central inner lobby, cloakroom, and a sizable boiler room.

You can then access what is the main living room or lounge from the glass conservatory or indeed straight from the reception hall where we began so you see the flow works here and was probably a bit ahead of its time. As you’ll see from the floorplan the living room and conservatory have huge floor to ceiling windows to allow light to pour in and provide some incredible views of the rear grounds, and these are grounds not just gardens.
Returning to the entrance hall, a right turn leads to five bedrooms, including one ensuite, and two bathrooms.

Walking through this area it struck me again how cleverly this home was designed all those years ago. The amount of glass, huge glass, floor to ceiling glass is striking and gives a view wherever you look. For me this is something the new owners would do well to take on board and retain wherever possible, ‘bringing the outside in’ has been a trendy phrase for some years now but it was an important element in the design of this home when it was originally constructed.
Whilst all bedrooms are lovely, I must make mention of the end bedroom, named as bedroom two on the floorplan, what a view to wake up to from here, just incredible. The bathrooms, whilst dated also give a sense of the potential this property offers any prospective buyer.

Ok I’m hoping you’ve taken in the drone footage and elevated shots and overall plot plan but this still by no means does justice or compares to walking the grounds. You literally have your own piece of countryside, lawns, woods and hideaways. It really is the thing of dreams and so so rare.
The plot totals 4.83 acres. Some of this is taken up by large driveways, outbuildings and gardens, but the extensive grounds to the side and rear of the property have to be seen to be fully appreciated.

We’ll go into much more detail of how we see the potential of this property when we are walking and talking but I can safely say that I will be envious of anyone securing this much-loved home and can’t wait to see how Foxhill House looks as it goes into its next chapter……..
