Stroll To TownSTROLL TO TOWN - noir by David Cliff - BELMONT COTTAGE - A beautifully renovated traditional cottage located close to Wokingham town centre.I sold Belmont Cottage to the current owners around six years ago and since then, they have transformed the property, both inside and out. It combines homeliness with space, light and practicality.
A century old house for modern living.
Belmont Cottage is believed to have started life in 1910 as a two bedroom keepers cottage, part of the Belmont House estate.
In the 1950’s it was sold off with most of the estate which then became St. Helier Close.
Belmont Cottage was then extended and is now a sizeable four bedroom home with a separate games room which currently works as a social are - bar, music and pool room. The large space however could easily become a gymnasium, office/studio or converted to a seld contained annexe.
Over the last six years Belmont Cottage has undergone many refurbishments including a modern fitted kitchen, family bathroom, master en suite bathroom and virtually replastered throughout. The outside rendering was painted Dove Grey a couple of years ago and a beautiful timber built car port was added to the side of the property.
The rear garden has been completely re-designed and features a large pergola which comfortably sits up to eight people.
This house oozes character everywhere and features a fabulous open plan entrance hall with a T shaped staircase leading up to a galleried landing with a small snug to the front which sits over the porch below. The black gloss floor sparkles with life and is warmed by electric underfloor heating.
The kitchen was designed and installed around 4 years ago and features top quality German fitted units. The worktops are a light grey composite to complement the white and dark grey cupboards. A central island houses the 4 zone black induction hob and above you’ll see a stylish tubular extractor with downlighting. The lighting allows for different moods with dimmable warm wall and pendant lighting to relax whilst eating to the under-worktop white LED strip lights for partying.
The sizeable principle bedroom has storage galore with fitted wardrobes running the full length of the room, accessible by the 4 large sliding doors of matt white and gloss black.
The wardrobes are lit inside and also features an area for a television. The ensuite is a real WOW. Spacious and beautifully fitted out with two sink units, toilet, a large deep tub bath with upstanding tap and a walk in shower area.
The second bedroom also features its own ensuite shower room and has a long run of fitted wardrobes.
Belmont Cottage is located in St. Helier Close, a cul-de-sac of 10 large properties, off the Finchampstead Road, south of Wokingham. It is approximately 0.9 of a mile to Wokingham station and 1 mile to the town centre. Closer by you have Tesco, Aldi and Lidl plus a convenience store in Evedons Lane.
For those who enjoy the outdoors, there are many places to walk locally including Viking Field, Sand Martins Golf Course (if you stick to the paths) and Gorrick Wood.
St. Helier Close falls in the catchment area of Evendons Primary School (formerly the White House school).
The grand entrance hall features high glossy black flooring with silver flecks over electric underfloor heating. The hall leads to all ground floor rooms.
There are three sets of lighting to the area to change the mood.
The fully fitted German design kitchen, installed around three years ago features a central island with 4 zone induction hob and overhead hood with an adjoining breakfast table. Side-by-side oven and oven/microwave combi plus a Bosch dishwasher are all integrated into the kitchen. The kitchen leads to the dining area, utility room and outdoors to the patio area. There are three lighting circuits to change the mood and use of the room.
The light, airy south facing dining area leads off the kitchen and has french doors leading outside.
The room easily accommodates seating for up to 12 people. The pendant and wall lights are controlled separately and are dimmable.
The square shaped lounge features gas fire in fireplace and hearth, south facing french doors leading outside, dimmable wall lights, TV and telephone points.
The room currently accommodates 2 large sofas and armchair.
The TV room faces out to the rear garden, accessible via the french doors.
From the hallway the stairs can be accessed from either side and lead up to the amazing galleried landing with a snug to the front of the house overlooking the front garden.
The huge en-suite from the principal bedroom features two sinks and central tall storage unit, chrome radiators (one towel rail), tub bath and walk-in shower.
Bedroom two has built in wardrobes with access to the secret loft. It also has its own en-suite with shower, WC and sink unit.
The snug at the top of the stairs.
Bedrooms three and four are both double rooms with bedroom three featuring built in wardrobes.
Across the patio from the kitchen you’ll discover the games room. A vast area which was originally designed as a full sized snooker room easily accommodates a pool table, disco deck unit, seating area, bar area and a cloakroom at the rear with WC and sink. It could even be re-configured as a self contained annexe.
