IMMENSE POTENTIAL - noir by david cliff - this charming character property is positioned in a quiet location in the heart of Shinfield and benefits from having amazing amounts of potential which you instantly spot as you approach.
I have to admit, the house as it stands today is impressive enough having clearly been cherished by the current owners who have spent a significant amount of time making it in to a contemporary yet character filled home with features such as a log burner and a glorious dining room with wooden flooring and a large bay window allowing light to flood through from the front of the house.
When you arrive you`ll notice there is ample space on the driveway for multiple vehicles. You enter the property in to a large porch or you do have the alternative entrance which enters another lobby in between the hallway and garage (ideal for bringing in the shopping or off loading the dog after a long muddy walk in the local countryside!). If you haven`t work it out already, you have a large double garage with a pitched roof and whilst this is excellent space for storing things, there is also a utility space along the right hand wall with a worktop with cupboards below, sink and space for appliances.
This is just one part that you could imagine being extended over, subject to the relevant planning permissions being granted. Talking of extension potential, when you wander in to the back garden, you will notice that this property lends itself to a large rear extension as well. I could really imagine a large kitchen/dining/living room with bi-fold doors opening out on to the garden.
Now what you do already have is a glorious south-west facing garden with mature shrubbery, well stocked flower beds and pathways laid to grey stone - it really does look like one of those gardens you would see in a magazine and is plenty big enough for a property of it`s size - just one perk of buying a period property!
Talking of perks, what I was really impressed by when I first visited this place was the well proportioned room sizes both downstairs and upstairs. On the first floor it is noticeable when you compare this house to others in the area; three double bedrooms which are all very usable thanks to them being very square in their layouts. Well, when I say they are all square, I make an allowance for the master bedroom which does have a chimney breast with a feature fire surround which really adds character for me - and there is still more than enough space for a large bed as well as storage. The sense of size and space continues when you go in to the family bathroom where there is a separate bath as well as double shower cubicle!
Shinfield itself is a popular residential settlement just outside Reading and it benefits from excellent road links to the M4 motorway. What I really love about the location is that you can turn one way out of this house and walk in to the countryside for miles and miles but if you turn in the other direction you are only a short drive from Reading and Wokingham town centres as well as local business parks which is perfect for those who want `the best of both worlds`.
This is one of those houses where I could go on forever but I think it would be best that we take the time to show you over so you can see it all for yourself - you won`t be disappointed.
