Property Summary

NO ONWARD CHAIN - Occupying a corner plot in a quiet cul de sac which offers easy access to Wokingham town centre is this spacious and attractive detached family home.

This property is ideal for the modern family. You will find exceptionally well-balanced and versatile accommodation, providing scope and potential to meet a family’s evolving needs, home working space if needed, and a tremendous amount of outside space. The location, in a tranquil and welcoming neighbourhood, provides easy access to local amenities, town centre, train, bus and motorway transport links. It also falls within catchment and easy walking distance of some of the area's most popular schools including St Crispins and Keephatch.

However, what really comes across is how welcoming it is. It has a terrific feel and as you walk around it, you can imagine being comfortable for years and years.

This home has been loved and very well looked after by the same family for three decades who have added a double storey extension and altered the layout giving it a terrific flow. The property is ready to move into but there is room for you add your own stamp.

As you walk in through the front door, you enter a charming hallway. To the left there is a sizeable dining room which offers plenty of space for an 8 seat table plus other larger items of furniture, a feature fireplace and bay window. A door leads to the large, comfortable living room with dual aspect windows, sliding patio doors to the garden, a large stone fireplace with a multi-fuel stove (wood/coal) and glass doors to the study/office.

The kitchen/diner is bright and airy with a built in breakfast bar and plenty of space for a dining table and chairs. You will also find plenty of surface space and cupboards as well as gas range cooker, electric fan oven and built in combination microwave. There is direct access out to a lovely sun lounge which is a fabulous space to relax or entertain. The downstairs accommodation also boasts a WC and a sizeable utility room. The garage, accessible from the hall or utility room, has a remote controlled electric roller door.

Upstairs you will find five bedrooms made up of three doubles and two single rooms. Four of these have built in wardrobes. The master bedroom has dual aspect windows and a large en suite bathroom with a prestigious double spa bath... a lovely place to relax at the end of a long day. There is also the main family bathroom that presents beautifully.

The garden is very impressive and divided into two areas. Through the kitchen you come to a south facing patio area with a feature fountain and outdoor lighting. Turn left and through the gate you come to an impressive westerly facing lawn area with a sturdy childrens’ play structure with 2 dens, a slide and basketball hoop. This garden is very private and there is a circular patio area which captures the sunlight beautifully making a perfect place to relax on a nice summer's day; it really doesn't get any better. You will also find a spacious cabin with light and power currently used as a home office, plus a workshop with light and power and smaller sheds for storage.

All in all a brilliant family home with no onward chain complications, it's a must see and further benefits from a garage with power and a private driveway which is fit for three vehicles, this home can be viewed immediately by appointment only.

Current owners’ comments:

We wanted this home to see us through our children’s early years and schooling, and were happy to adapt and extend our home to meet our changing needs, rather than move and lose the great position and amenities we have here, not to mention the great neighbours. Many of the rooms have changed their uses over the years, and it has been great to have a home with the space and versatility to do that. We love the large, quiet and surprisingly private garden, which is perfectly positioned for all day sun. Indoors, we enjoy the sun lounge which is cosy even in the colder months and lets us enjoy a view of the gardens when we can’t be outside. Having said that, nothing beats snuggling up in the lounge with a cheery log fire.
