GREAT SPACE – Some locations are just ‘known’ and this is one such location.
Set just off Evendons Lane, Manor Road is a fantastic position, quiet with no through road so safe for the kids yet so close to town you can wander in and enjoy all that is on offer there.
When I arrived, it was painfully obvious that this home had been heavily extended and now sat on the plot really well. The driveway parking and general frontage is sizeable, probably more than you would usually expect but see if it works for you. The large block paved driveway also then leads to the generous garaging
Walking inside the entrance leads you in three directions, left to the cloakroom and right with a living room to your left and kitchen to the right. The kitchen has been re-fitted with white units and contrasting work surfaces. An opening then takes you through to the dining room, you can see how this could be opened up fully to create one huge space, but it depends how you see things.
You then have access from here and also the main entrance hall to the main living room. The main living room is huge, just over 18ft just under 12ft, a great space. The feature fireplace gives that focal point that is often needed but the large opening through to the conservatory then changes everything. You can see this how you wish but the options it opens up are fantastic, the continuation of the flooring makes this one, yet you can choose how you use it, and it will probably change as life changes.
Moving upstairs we have four bedrooms, three excellent doubles and one smaller but almost square in shape so it is still surprisingly good and excellent for a fourth. The master makes a particular impression at over 16 ft in length with dual aspect windows front and rear allowing the light to pour in.
The en suite then completes things along with the built-in wardrobes which then give you so much more floor space. Bedrooms two and three then also have bult in wardrobes so opening the floor area with a family bathroom and separate WC completing the impressive first floor.
As we stroll back outside, we’ve already covered the frontage, lots of parking and a decent front lawn which softens things nicely. The rear garden is wider than deep but a decent size, a terrace area is set to one side of the extension to sit, relax and enjoy. The rear boundary is well screened by some established planting from the neighbouring property, and it works well.
Even beyond all these great points we’ve run through you also have some great school catchments so there really is so much to love about this place, call us and we’ll book in a private tour.
