When I took the call on this one, I was wondering if the current owner was exaggerating a tad, the age, the size, the features, the location .... but no, it was all true and I loved it.

You are literally in town with a section of a wonderful looking period building which extends all told to just under 1000 sq. feet.

Wander in from town and close the door, the entrance hall give space to greet guests and get shoes and coats off then up the open spindled staircase to the first floor. The landing area is light and bright, a great size too so no feeling of crampedness at all .... I’m not sure `crampedness` is even a word, but you get what I mean.

I’ll take you into the living room first, we see this as a lovely snug style room, cosy with a comfy corner sofa and great for chilling out and watching a movie or putting a match on and opening a bottle of something. It’s also set to the rear, so you don’t really hear the hum of town life.

We then have a surprisingly large light bright space that is the kitchen /dining /family room, and it works so well. Two front aspect windows allow light to pour in and flood this room, the kitchen area itself is well-fitted and sits to on corner allowing so much space for a dining area and seating with sofas.

Moving up the second flight to the top floor I discovered two bedrooms, lovely sizes with beautiful feature exposed beams and angles that created such interest. Again, I think the light and brightness surprised us and the discovery of what we believe to be the ‘smallest window in Wokingham’ if not Berkshire … if not the south of England but I may be getting carried away, see what you think. All that said the real quirkiness has you looking around just spotting things.

Moving outside there are a few points here, the current owners have an ongoing arrangement at a privately owned car park which is available to you also sub to discussions, they currently pay 1/250 per mnth. Furthermore they also have a shared outside area, so rare in town but they have access to this so you do have somewhere to sit and chill if you feel the need....... not bad eh.
