When it comes to Swallowfield I`m a bit biased, my mother still lives out here along with a lot of good friends and it`s a fantastic village to grow up in, settle down in or retire to....it has something for everyone. As a quintessential English village, it`s well-known for its picturesque setting and traditional local amenities, including GP Practice/ Pharmacy, General Store, Post Office and two pubs plus a thriving community with Parish Hall and a Church.
Residents enjoy a perfect blend of peaceful, rural surrounds with easy access to town centre attractions, with the vibrant area of Reading just over 15 minutes from the village by car, or by regular Bus service and Wokingham a short hop away. The primary school in Farley Hill is highly regarded and Bohunt, in the local area, is fantastic for comprehensive school requirements. Bus connections also give access to Reading and Hampshire schools.
Orchard House itself is quite special and quite deceiving and it starts with as soon as you swing into the driveway and see the substantial front elevation welcoming you inside. The entrance hall is as you would hope for a family home, room to greet guests and gets the kids shoes and coats off. Walking off to the left you have a huge living room which runs front to back, approaching 25ft in depth we don`t think you`ll be disappointed and with the bay window to the front and doors to the rear opening into the garden you have views and light everywhere.
Living space in general is plentiful and versatile, the room that we have marked as the dining room is a vast room and one that could easily become a family room or substantial office. The central kitchen/ dining room is again a good size and has scope if you wanted to change things up, sitting in the centre of the home it really is the heart of things. Everyone needs a large utility/ boot room right? .... well you have that here too which in turn connects to the rear lobby and then you stumble across the stunning vaulted reception space.
