THREE-STOREY GLORY - Seriously...what a house! When I visited here the first time, I asked the seller why they bought the property and they said that they loved the position of the house on the development overlooking the green but it also offered exactly the same layout and space as the detached houses for a fraction of the cost. So...if you want the best of both worlds then this place is certainly for you!

You`ll find the house tucked up right at the top end of the Montague Park development. Upon arrival you`ll notice the driveway parking and garage positioned at the end of the garden as well as a large parking bay for visitors.

Once inside you`ll find yourself in a spacious hallway with the option to turn left in to the living room or right in to a stunning kitchen dining room. The living room runs from front to back with dual aspect floor-to-ceiling bay windows which literally flood the room with natural daylight. The flooring in here is luxury vinyl which is extremely hard wearing and easy to clean, plus it looks lovely!

For me, the kitchen diner is the `hub of the home`, it`s the ideal space to cook, dine and entertain and benefits from having french doors out on to the private garden which is walled as opposed to fenced down two sides adding that extra touch of class.

Our sellers upgraded a lot of the basics when they bought off plan but have also added since they took ownership too. For example, the large gloss, marble effect tiles in the kitchen really emphasize the space whilst contrasting perfectly with the stone worktops which, in turn, compliment the grey gloss units perfectly. As you would expect in a property only that`s only three years old, you`ll find all your usual integral appliances in here including gas hob, double oven, dishwasher and fridge freezer.

I mentioned that this house was the same layout as the detached design, as such it means you also have a utility room which we all know is a life-saver for those who want that extra storage and to keep all the laundry out of sight!

What amazed me when our seller showed me upstairs for the first time was the way in which the rooms are so well proportioned meaning there are no compromises on size! On the first floor you have two large double bedrooms. Bedroom two benefits from having use of the family bathroom just next door which has also been upgraded with floor to ceiling tiles as oppose to the usual `round the bath` arrangement you get in a standard new build.

The master bedroom is to die for with a genuinely large space but you needn`t worry about where to hang all your clothes as you have a a dedicated dressing area which the owner has had fully fitted with floor to ceiling wardrobes! I`ve been reliably informed (and you can see the quality for yourself!!) that a lot of money was spent on these and, to me, it finishes off the room perfectly and makes fantastic use of the space. You also have the en suite which, as you are starting to learn, is also finished in immaculate condition.

Towards the front of the house there is a large window which really makes the staircase feel light and airy as you make your way up to the second floor. Again, up here you get two further bedrooms; one with built in wardrobes right the way across one wall and the other which benefits from having yet another en suite bathroom, ideal as a guest room or for an older child!

So there you have the accommodation...two huge reception spaces, four extremely well proportioned bedrooms as well as three (yes, three!) bathrooms!

Outside, the garden is really private and has a patio area just outside the kitchen doors with the rest laid to lawn plus a path that takes you right to your back gate and out on to your driveway; ideal for bringing the shopping in!

In terms of location, Montague Park is situated within perfect proximity to both the A329M as well as Wokingham Town Centre which is within walking distance. Nearby is St Crispins School and Floreat Montague Park (primary school) which really does make this the ideal family home. The development is surrounded by green space and the properties are built to a contemporary design. Get in touch with us today so we can show you it for real...
