LOCATION LOCATION LOCATION – noir by david cliff - Finchampstead Village is simply stunning, and the house itself is pretty special too!

Since I arrived and began working this patch some 23 years ago this has always been one of my favourite locations. I know it`s different for everyone but if you like the rural feel yet still want so much on your doorstep this really is the one for you. Schools, selection of fantastic pubs and restaurants, rural walks and parkland are just some of things this location has to offer. It also offers sensible commuter links to both M3 and M4 and Wokingham town centre is just a short drive away.

Driving along the maintained lane you get the rural feel with fields to your left and as you swing right, through the farm style gate you arrive at `Bramblings`. The front boundary is established, enclosed and private.

Now to the home itself, I love it!

Understated but individual and over 3000 sq ft so plenty of room to breathe. Wandering inside from the covered entrance you are greeted by an excellent size entrance hall with plenty of room to greet guests and get the kids shoes and coats off. The hallway also gives access to the cloaks cupboard and the cloakroom. It genuinely feels so light and bright with room to furnish so making it a real feature to the home.

You`ll notice as you walk around that the versatility of the ground floor is key and allows you to live in the space in different ways depending on how life changes or simply what you need at a certain time, perhaps with guests staying.

With this in mind I`ll begin with the excellent size study which is large enough to be much more if you require but a truly impressive work room is its current use. There`s no doubt that working from home is likely to be the norm for a lot of people now and what a place to have to work within! Stunning views over fields to the front, super fast broadband and you can even enjoy a countryside stroll in your lunch break too.

Beyond here you have a flexible ground floor bedroom five with en suite bathroom and built in storage. A great room for teenagers that come in at an ungodly hour, or for guests and family staying over giving them their own level of privacy.

The main sitting room is a lovely size with double doors going in on the angle, very clever. When these rooms get to over 13 feet in width I just think they transform themselves and offer so many more options to furnish yet they can still have a snug and cosy feel as the colder seasons approach. The open fire does exactly that and is a great feature. The large glazed doors allow light to flood in and give views and access to the private courtyard, a great space for morning coffee or an evening glass of wine.

Moving through to the rear of this home is where things really truly open up. The space is wonderful, impressive enough for the kitchen to appear in a magazine showing how you create an ‘American style open-plan family-friendly space for cooking eating and relaxing’. This space is angular but it works, it creates points of interest rather than just being a soulless huge `space`. You`ll see from the floor plan that angles are used on the extensive run of units and appliances with the shaped breakfast island opposite, this in itself creates the interest, almost like well positioned furniture. The kitchen also offers a floor to ceiling larder.

The space beyond and surrounding this then opens up to seating and dining areas that are not only excellent sizes but also have views into the garden through large windows and access to the gardens through stunning bi-fold doors. Along with this already impressive space you then have double doors leading to a separate dining room. That said the dining room could be whatever you wanted it to be, versatility being the key to this home.

Just to finish things off nicely on this floor you have the huge `hidden utility`. Tucked away at the end run of the angled kitchen space lies a door which takes you through to this circa 15ft by 11ft utility / boot room where you can hide all you need to hide and also have it as a fully functioning laundry room if you wish.

Moving upstairs I’ll keep things simple but again have to say the feeling of space is immense. The landing area sets the scene well and the rooms are all FANTASTIC double rooms and more!

The master suite is exactly that, a suite. The bedroom itself has so much floor space with built-in wardrobes and a lovely feature dormer window recess also large enough to furnish. The impressive walk-in shower en suite also has the often wanted ‘his & hers’ basins with further storage. The remaining three bedrooms up here, as mentioned, are all huge doubles with some great features. One is en-suite and another has a Jack and Jill en-suite which also serves as the family bathroom.

Right, time for a wander outside. The frontage we have touched on already but it really does suit the setting, from the fencing choice, rustic post and rail, down to the planting, it’s in keeping but then you do also have a well maintained, large block paved driveway giving plenty of parking. The lawn area combined with the established planting softens everything.

The rear gardens are excellent too, beautifully private, quiet and generally well screened with evergreen hedgerow. The current owners have created seating and entertaining areas including the courtyard so you can pick and choose where to sit, relax and take in the bird song and huge uninterrupted skyline. The gardens themselves wrap around the home so it really does feel like your own oasis and one that these owners have finally decided to leave and move on from so now is your chance ……..
