Calm, Tranquility & Sheer Expanse - noir by david cliff - Wow! It`s tough to know where to start when describing Maybrick House as there is just so much on offer, spread out across over 3000 square foot of living, dining, cooking, entertaining, sleeping and storage space.

For me, the house genuinely epitomizes the term "family home" as its sheer expanse alone means there is literally tonnes of space whilst being positioned on the edge of woodland (you`ve even got a gate out from your garden to Ambarrow Woods!). You`ve got the added benefit of being within walking distance of Sandhurst train station which offers lines to Guildford, Reading and Gatwick airport and general area is furnished with well-regarded schools and excellent amenities.

Positioned right on the border of Crowthorne and Sandhurst, this substantial property sits within a generous plot and is accessed through electric gates. As you drive on through you will find yourself on an extremely large driveway which has space for numerous vehicles (I wouldn`t even like to hazard a guess at how many cars you could get on here - it`s big!) and you`ll spot a separate detached double garage positioned in the left hand corner. The house is in a slightly elevated position and you`ll wander up the steps to the front door before finding yourself in a large open hallway with high ceilings and laid to Amtico flooring.

What excites me about Maybrick House is that the accommodation is so versatile and it`s a house that changes and adapts as your circumstances do. Take the first reception room on the left for example; this is currently used as a gym but has previously been a playroom, Xbox room, children`s snug..and so the list goes on. This is one of those houses that I would love to see again in 5 years time just to see how the lucky new owners are making use of the space.

Anyway, across the hall is the main living room which literally runs from the front of the house to the back. As you step into this room you get an instant sense of `calm`. Maybe it`s because the french doors at the end open out in front of the carp pond and you can hear the relaxing trickle of water, or maybe its because in the winter the log burner can be crackling away as you grab yourself a seat and kick back with a large glass of red! All joking aside, this is an expansive room which, due to its position in the house, remains cool in the summer and hot in the winter and with the large window to the front and french doors to the back, the light literally floods through the room.

Back in to the hallway and towards the end of it you`ll find the downstairs cloakroom. Again, everything is "big" in this house so as you enter, you`ll find another large storage cupboard on your right hand side; perfect for coats, shoes, hoovers etc etc - we`ll let you discover all of that for yourself when you visit.

Wind your way in to the kitchen and you start to realise why the kitchen and dining room beyond are really used as `the hub of the home`. The kitchen features a whole host of storage cupboards with a large breakfast bar, perfect for your guests to perch at whilst you rustle up a meal. As you`d come to expect from a house of its size; the kitchen is well stocked with integral appliances and then towards the end you`ll notice more french doors set back where the walls have been built in a pentagonal shape which from the outside gives you an impressive "turret-like" feature just adding to the already characterful charm.


Accessed through an archway from the kitchen is the dining room. This is another stunning space which is currently utilised as a dining and sitting area where you can enjoy views over the gardens and access out of another two sets of French doors on either aspect. This forms part of an extension built some years ago which means that the room sizes are extremely generous as they have been built with purpose.


Which brings me conveniently on to the study - another big room which is over 14 ft by nearly 10 ft overlooking the front of the house. To put it in to perspective; there are currently two large desks in here at the moment with plenty more space for additional storage, chairs and whatever else you might like to fill the room with. This is another one of those spaces which has a multitude of potential functions and being positioned just off the main living space, its perfectly convenient for a play room or additional childrens space.


And now for the room that makes this already practical family home in to an even more practical delight...the utility room. We all know that family life comes with mess, mud, things to store that you don`t really want in your kitchen cupboards, pets, shoes, washing...the list is endless. Well how about a room the size of a kitchen (this is no joke) which has a side door out on to the drive/garden for easy access; has fitted units for storage, ample space for all your appliances as well as an additional fridge freezer and everything else that you could possibly imagine. It simply tops it off for me and this is one space that I do not see changing at all, it`ll be one of those that after a couple of months "you simply couldn`t live without!".


Upstairs the master bedroom is gigantic with a whole wall dedicated to built in wardrobes and then a large en suite bathroom which has separate bath and shower cubicle. The opposite side of the house is bedroom two which also has its own en suite shower room as well as built in wardrobes. Bedrooms three and four are both generous doubles with bedroom five acting as the perfect single room with space for a bed with extra furniture. Bedroom six has previously been used as a single room but also makes the perfect nursery or office (if you choose to forego the study downstairs). Remember the pentagonal turret I mentioned downstairs? Well at the top of that turret sits the family bathroom - it is super impressive with a huge bath positioned right in middle and separate shower cubicle to the right - it`s like a hotel!!


When it comes to the outside space here you simply just have to come and see it for yourself as there is so much to explore. Not only do you have a stream that runs through the west side of the plot, you`ve got a gate out on to the woodland and then a huge patio area spread right across the back of the house which benefits from a south westerly aspect. Don`t forget you`ve also got a large pond positioned towards the end of the patio, all of which adds to the tranquil feel you get at this house.
