Your Own Paddock!YOUR OWN PADDOCK! – This home is lovely as is but also has some incredible potential.
Along with living here as an 11yr old upwards with parents and sisters I was also fortunate enough to spend time more recently living here with my kids some time back and I have to say that they still talk about it now.
As grown-ups we didn`t fair too badly either, lovely sense of community and safety which continues to grow but you also don`t feel as though you are living in each-others pockets, a place I will come back to one day.
So, first things first ... when it comes to Swallowfield I`m a bit biased (if you haven`t noticed already), my mother still lives out here along with a lot of good friends and it`s a fantastic village to grow up in, settle down in or retire to.....it has something for everyone. As a quintessential English village, it`s well-known for its picturesque setting and traditional local amenities, including GP Practice/ Pharmacy, General Store, Post Office and two pubs plus a thriving community with Parish Hall and a Church. Residents enjoy a perfect blend of peaceful, rural surrounds with easy access to town centre attractions, with the vibrant area of Reading just over 15 minutes from the village by car, or by regular Bus service and Wokingham a short hop away. The primary school in Farley Hill is highly regarded and comprehensive and private schools locally are numerous with bus connection giving access to Reading and Hampshire schools.
Onto the home itself, Little Gables is quite lovely as is it also has to be said that the potential is fantastic and the plot with formal gardens and paddock, quite special.The frontage gives room to park and access to the garage with lawn area and planting to soften things up.
The ground floor living space begins with a lovely size entrance hall with downstairs cloakroom and storage cupboard. Turning right takes you into the square shaped kitchen/breakfast room which is well fitted with some integrated appliances and ample storage. The units are a modern style with contrasting work surfaces.
Wandering through to the main living room you will be blown away with how huge this space is, over 20ft by 15ft so you have so many options of how to furnish or have a dual purpose room if you like the idea of a lounge / diner? It also gets you thinking about how great a huge kitchen / living / dining space would look out here with the views out onto the phenomenal gardens and paddock beyond. The conservatory then occupies and leads off from one corner but is still a good usable space.
Moving upstairs we have three excellent bedrooms and large family bathroom. The master bedroom and bedroom two look over the rear gardens with bedroom three to the front but it’s hardly noisy here at any time. We have ideas here too for the future, you can easily see how an extension above the garage would simply added and accessed (stp) but we’ll show you our thoughts if it interests you.
Now to this incredible plot, we’ve already touched on the frontage but the rear gardens are jaw dropping!
Immediately abutting the rear of the home is a cleverly created, shaped raised terrace with plenty of room for entertaining or relaxing. Beyond this lies a lovely garden with lush lawn and complete with stripes when I saw it. The boundaries are typically rural and established with various shrubs and this on the whole would be enough for most but we have more here ….. The post and rail fence opens up onto a further portion of land which is yours too, you’re very own mini paddock which isn’t so mini.
