ALMOST WATERSIDE - noir by david cliff - Okay okay, maybe not quite `waterside` but you genuinely do have your own stream which peacefully runs down the side of one of the most manicured plots I have seen in a long time, attracting dragonflies and butterflies throughout the summer months.
I have sold multiple properties for these people and every single time they do a sterling job renovating and refurbishing but where they do it to live in it, you really start to see the quality of the finish throughout. This time round they just so happen to have done a fantastic job in one of Yateley`s most sought after roads, Chandlers Lane.
This substantial detached family home boasts over 2500 Sq Ft worth of accommodation and every single bit of it is extremely well proportioned - it just feels massive. The current owners have had a glorious glass extension built on the back which faces south and has a mixture of floor to ceiling glass and bi-folding doors right the way across it which creates a phenomenal light and airy space which then feeds in to the main kitchen, dining room and living room.
As you wind along Chandlers Lane, Shires Lodge has a slightly elevated position overlooking the fields opposite. Drive through your five-bar gate and you`ll find ample off road parking for multiple cars, not to forget you have an integral double garage as well. From the driveway you have access round both sides of the property into the rear garden.
Step inside and you`ll find yourself in a light and airy hallway thanks to the glass doors in the dining room which allow light to flood in from the glass extension to the rear. Running from front to back, on the right hand side of the property, is the main living room which has a remote-controlled high-efficiency gas fire acting as the focal point in the middle. There is ample space in this room for a large furniture suite and what I love is that you have sliding doors out in to the orangery and double doors in to the dining room so you can really create that "open plan" feel if you want to, otherwise you can close each room off to keep things cosy on those chilly winter nights!
Next to the lounge is the dining room which is a generous space opening out on to the orangery, creating an additional dining space for the more formal engagements. Otherwise, carry on round to the kitchen and experience the "wow" moment....
Every house I go in to has that one room that makes you think "I would buy this!!" and at Shires Lodge, it just has to be the kitchen! A huge island sites in the middle of the room with pale blue country style units the whole way round with a full selection of integrated Neff appliances including Oven (with hide & slide door), combi microwave oven, plate warmer, induction hob, dishwasher, fridge, freezer and extractor. The whole room has underfloor heating with light coloured stone worktops and upstands so with the light flooding through from the orangery and reflecting off everything light, this room is extremely well lit. For the Nigella Lawson`s of this world, there is also a huge walk in larder which is fully shelved and lit!!
The utility room has the same units fitted within it with space for a tumble dryer and washing machine as well as an additional sink and USB charging sockets. For me, this is an excellent space for keeping all your washing out the kitchen and the sellers have given you plenty of extra storage in here too. Off the utility is a fully refitted downstairs cloakroom and a door in to the integral double garage.
So, as you wander upstairs you`re right to get the sense that the theme of light and space is set to continue. You will find five extremely well proportioned bedrooms with all of them (bar the fifth) benefiting from large built in wardrobes with mirrored sliding doors. Bedroom two, which is currently used as a guest room has it`s own fully refitted en suite with power shower. Bedrooms three, four and five all enjoy views down on to the back garden and even the fifth bedroom is a generous size; currently used as an office but plenty big enough to be a bedroom.
The main bathroom has a separate corner shower which has a remote controlled shower as well as an insert for bathroom toiletries, giving you that hotel-like feel...adding to the experience, you`ll notice that this room is lit with hidden LED uplights which also create a calm and relaxing setting as you soak in the bath!
For the "wow" upstairs, it has to be the master suite....a huge room which is nearly 19ft by nearly 17ft with mirrored wardrobes the whole length of one wall, views over the fields opposite from the windows and gorgeous country-style en suite bathroom which, again, has a remote controlled shower - what`s not to like eh?
Now, if you were impressed by the inside of this house then you will absolutely love the outside. The plot almost wraps round the property, so along the left hand side you have the stream which runs along the side of the garden, attracting an abundance of wildlife in the summer months including butterflies and dragonflies. There are two bridges across the stream and for those with young children; there is a post and rail fence between the stream and the main garden so it is perfectly safe.
The bulk of the garden is laid to lawn with a block paved patio surrounding the outer perimeter of the house creating the ideal spot to sit out and catch some rays or for al fresco dining. Don`t forget that all the while, you can have the bi fold doors right open so you literally do have the best of both worlds in the summer months. To the front and along the right hand boundary the garden is walled and all the borders are well stocked with mature shrubbery. There is storage for bins away from the garden and there are three sheds including a wooden chalet currently used to store garden furniture.
Yateley is a small town located on the border of Hampshire, Berkshire and Surrey; in fact, Shires Lodge itself sits extremely close to the border between Hants and Berks. There is a real community feel as you explore the area and find the exciting number of pubs and eateries as well as excellent local amenities including Horseshoe Lake for watersports, Sean Devereux playing fields for football and cricket and the property is a short walk from Blackwater Valley golf course. The area is well serviced by excellent state and private schools including Yateley Manor, Eagle House, St. Neots and Wellington College, as well as Yateley School and a number of reputable primary schools.
There`s seriously isn`t much to not love here so get in touch and come and explore it all for yourself..
