PERIOD YET PRACTICAL - noir by david cliff - We love a house with a story and this one certainly ticks the box. Believed to have been a farmhouse dating back to the 1800`s, which was originally part of the Bearwood estate, this charming yet substantial detached property then formed part of a chicken farm and now you are left with a stunning property surrounded by some extremely well kept and tastefully designed gardens.

This is definitely one of those houses that you have driven past before but would not even know that it exists. As you wander through the gate from the driveway you instantly get that country cottage feel and with the purpose built greenhouse on your right, reclaimed iron railings that define the front and the back gardens, you almost feel like you are walking in to one of those houses you find on the front of a posh magazine!

Now, where these character homes usually fall down is that the charm overrules the practicality - well not here!! This is one of the most well proportioned, super user-friendly period properties I have ever been in. As you enter through the front door you instantly get a feeling of space and homeliness and before long will discover the first reception room on your right hand side.

This room is currently used as a study but I am led to believe it has previously been a play room and very easily doubles up as an additional sitting space or snug. It enjoys a double aspect so is extremely light and the fireplace adds the instant charm people long for with these houses. Next to the study is the kitchen which is handmade and the cupboards reach right up to the ceiling, really utilising every spare bit of space. The floor is tiled, the appliances are integrated and the Aga creates a real focal point as you walk in the room. A really classy finishing touch, for me, is the contrast between the wooden and stone worktops giving the effect of a `free standing` kitchen that you may come to find in a property of this age.

As you walk out of the kitchen you will see just opposite you a door to what looks like an under stairs cupboard. Don`t be fooled though, this is actually the entrance to the cellar! An impressive space which spans approx. 13 ft by 12ft and is mainly used for storage. Whilst this comes as standard for a property with this history it`s a lovely feature that you know your friends simply will not have! Carrying on the practical theme, you will also find downstairs a cloakroom as well as a separate utility room which has ample space for a washing machine, tumble dryer and additional fridges whilst there is also extra cupboard space which is simply ideal.

Towards the left hand side of Pine Farm there are two further reception rooms; one being the dining room and beyond here is the main living room. This is an impressive space which literally runs from the front of the house, right the way to the back with a stunning bay window in the middle, complimented by a window seat. Not only do you get views through the sash windows towards the front of the house, you also benefit from having access out on to the terrace through french doors.

Moving on upstairs, the sense of space and light carries on thanks to a large window on the staircase which benefits from a westerly aspect and floods the landing with natural sunlight. What really blew me away about this house, is the fact that you have four double bedrooms which are all extremely well proportioned and incredibly usable. And by usable, I mean, it is not uncommon in these houses to have a glorious fireplace in the bedroom which actually eats up your wall space and makes it awkward to furnish. The walls are so long in this house that this just simply is not a problem so you benefit from having retained character features whilst being able to make the more of the space with room for double beds and additional storage units if required. In bedroom four and two there are built in cupboards and the current owners had an en suite put in to bedroom two which now acts as the ideal guest room for visitors.

The main bathroom has been refitted and what I instantly noticed about this (as well as the en suites) is that whilst character has been retained through the addition of features such as shutters on the windows and beautiful soft furnishings; the fittings themselves are of a contemporary standard; almost like a classy hotel with floating sink units, floating toilets and heated towel rails, as well as digitally controlled showers - I love it!

When you walk in to the master bedroom, you really do get the `wow` factor! The bay window, the sheer width and depth of the room, the expansive amount of wardrobe space, the triple aspect and the tasteful decor really finishing this room off. You simply could not complain about a lack of space here and the en suite (also refitted by the current owners) follows the same theme as the main bathroom - contemporary, with a classy hint of character.

To be frank, I could go on for hours on end about this house but, really, it is one of those you have to see for yourself.

And if the inside does not do the job then I am certain that the outside space will really get you thinking. The current sellers are clearly green fingered and it shows. The garden has clearly been nurtured and maintained whilst also being practically designed to make the most of the plot. Around the back of the house you have the courtyard which is the ideal space to sit in the evenings and on weekends when the sun beats down on the west facing wall, creating some real heat in what becomes an absolute sun trap. I`ve been told that the current owners have had to invest in a large parasol for the summer months to create shade for visiting guests, which thanks to the great British weather, is a pleasant issue to have to overcome! Follow on round to the side of the house and you will find a large area mainly laid to lawn with a gravel path that leads round to the front.

As you approach the front garden you`ll notice a purpose built greenhouse that the sellers had put in in 2014. For me, this part of the garden is full of charm and you really get that `country cottage` feel as you wander through the garden, admiring the mature shrubs, neatly trimmed bushes and pruned trees which will shortly come in to their own as the Spring forces them in to bloom. Around the right hand, left hand and rear boundary the garden is fully walled with a well maintained hedge running alongside the wall; this hedge also follows round across the front boundary creating a real sense of privacy and seclusion.

Do not forget, you will be buying a practical family home here so it would be wrong of me not to mention the double garage which has an electric up and over door to provide a safe, dry and secure storage space for either vehicles or general household storage. In front of the garage is the driveway with space to park vehicles, with the added bonus of s short walk through the glorious gardens to get to the front door.

Pine Farm is positioned in Finchampstead but on the outskirts of Wokingham and benefits from excellent local amenities, well-regarded schools with various parks and woodland nearby. There is abundance of local pubs and eateries both locally and in nearby villages and this area is renowned for its excellent road links with both the M4 and M3 motorways in easy reach.
