As you walk up the steps towards the green painted front door, through the manicured garden, you can already tell that the sellers have got style - like us, they are clearly passionate about property, and they have done an amazing job at retaining character features whilst adding the perfect mix of contemporary style to create the ideal cottage for you.

Given the property`s age you walk in to a large living room and the open fire immediately strikes you as you enter the front door. There is ample space for some chunky sofas in here, making it the ideal cosy room to hibernate under a blanket, in front of a fire, on a cold winters evening. A quick step up beyond the living room is the dining room which again, has an impressive fireplace currently stacked with decorative logs to finish off the look perfectly. There`s plenty space for a large dining table in here and what I personally love about this space is that it is open to the kitchen. This tasteful design means you can entertain friends whilst working in the kitchen or simply chat to your loved one whilst cooking an evening meal. The kitchen itself is L-shaped which means there is space for a large range cooker and plenty of preparation space.

As you approach the back door you will find, on your left, a door that takes you in to a utility space and then on to a downstairs cloakroom which has been modernised by the current owners. Also from the dining room you can take the stairs up on to the first floor and once you get to the top, you`ll be impressed once again. Now, some people would describe this as an extremely large landing but it has been cleverly utilised as a dressing area and for you; literally could be anything - a study, an extra space for a couple of large comfy chairs or some additional play space for the children.

From here you will find the master bedroom which stretches right the way across the front of the house. Now I have to be honest, I am struggling to remember the last time I walked in to a period home and it was dressed this well - it is simply amazing - like a boutique hotel that you`d never want to leave. In here you`ll notice the original wooden floor with plenty of space either side of the fireplace for wardrobes if necessary. Towards the back of the first floor is the cutest nursery you have ever seen and whilst absolutely gorgeous as it is, it makes the ideal single bedroom and enjoys views out on to the back garden. Next door is the bathroom which has been modernised by the current owners so is tiled from floor to ceiling and even around the bath as well, giving that extra touch of style and sophistication.


Now back in the dressing area you will find what you would think is a cupboard door...but in fact this is the stairway to a loft conversion which is now set up as an additional bedroom. It`s a large space spanning over 12 ft by 11 ft and with access to some excellent eaves storage (so you still have that extra bit of loft space to use)! This room really is as good as the pictures make it seem - a triangular recess behind the bed with exposed wooden floors and the continued farmhouse colour palette, all finish off this beautiful room which makes you feel like you are in a cosy countryside retreat.


To be frank, you simply just have to see this house to appreciate the time and effort that has been put in to the layout and overall presentation...and that doesn`t stop once you get outside. Now I have seen plenty of tiered gardens over the years but I have to say; this one is an absolute game changer. As you walk out the back door you find yourself in a private courtyard where you can imagine yourself sitting to enjoy a quick cup of coffee on a summers morning. As you walk up the steps to the first of the four tiers you will start to notice just how much has been done to this outside space to make it a really usable haven combining the perfect amount of lawn area and seating/BBQ space.


The first tier is laid to lawn and then you step up on to a large patio, lined each side with mature shrubs and a renewed fence line down the left hand side. From here you step up on to the second lawned area which has a cute picket fence across it making it extra safe for children or to contain the excitable family dog. Right at the top of a brilliant decked area which is also where the summerhouse sits which is ideal for storing outside furniture in the winter or simply just some garden tools.


When you get to the top, make sure you take a minute to turn around and enjoy the breathtaking views back over the top of the cottage. Over the rooftops of Little Sandhurst you can see an abundance of copse` and woodland including The Ridges....I can hear the "wow" already!


If all that doesn`t blow you away, I should probably mention that this garden enjoys a south easterly aspect which means you literally have the sun, all day long. If walking in that living room doesn`t make you think of yourself under a blanket in front of the fire on a cold winters night, then stepping out here will certainly make you think about entertaining your friends at a BBQ on a hot summers evening, enjoying glorious sunsets to throw in to the mix with your alfresco dining.
