CONTEMPORARY FAMILY HOME - Wow, I have sold houses for years and it`s been a long time since I walked in to someone`s home and thought "woah, there is an unusual amount of space here!". I admit, I am a little bit bias with this place as the finish is very similar to my own house, in fact, we even have the same kitchen and I am sure you are going to love it too! Having been extended by the previous owners, this well presented family home offers plenty of space both downstairs and upstairs and I actually challenge you to find a house in this location that has three individual reception rooms (not including the large kitchen breakfast room) and three bathrooms, as well as a utility room. If you`ve read this far then I would suggest getting on the phone now and arranging a time to come and see this for yourself.

Still need convincing? Let me tell you a little more...the house itself is positioned in a cul de sac but opposite the entrance so you don`t have anyone overlooking the front of the house and you have an open view from the living room. To the rear you back on to woodland - I mean, is there a better combination?? As you walk in there is an entrance hall and downstairs cloakroom - ideal for kids. To the right is the main living room which is currently laid out with a rather large L-shaped sofa, large coffee table and TV unit - so there`s space!! From here you`ve got double doors which go in to the dining room - again, this is very contemporary in its decor and the house has some really trendy wooden flooring running throughout the ground floor.

To the rear of the house is the conservatory which is used as the playroom at the moment; the first thing I spotted when I walked in here for the first time was that the central heating has been run in to here and with it being part brick as well you really can use this room all year round. The kitchen is really cool with high gloss cupboards, deep pan draws, wine rack, integrated appliances and thick, square wood effect worktops which, for me, finish things off perfectly. When buying a family home, you are more likely to see through the flashy finish and concentrate on the practicality and this is where this property will grab you again. For example, the utility room is just off the kitchen and provides excellent space for washing appliances and the ever growing washing pile - not that we will be demonstrating that part when you look round! This was part of the garage at one point but cleverly, there is still garage space to the front which is ideal for storing things like bikes, tools or that random piece of furniture you promise yourself you`ll use again at some point in the future.

Take a wander upstairs and I think you`ll find it hard not to be impressed. To your left is a large double bedroom with en suite, ahead is the family bathroom and then to your right are three further bedrooms. It`s hard to determine which bedroom you would use as the master but we will let you make that choice; either way, what we refer to as Bedroom 2 (the original Bedroom 1) has another en suite with shower cubicle as well as built in wardrobes. On the landing you also have the airing cupboard as well as another separate storage cupboard.

All in all, this place has something for everyone and should certainly be considered in detail - a very practical house with modern presentation and in close proximity to Wokingham town centre, well-regarded schools and excellent road links.
