PREMIER LOCATION - noir by david cliff - This has to be quite simply one of ‘the most’ sought-after roads in the area, desired by so many as the place to live and for very good reason.
You have everything on your doorstep; just a short walk away is one of the most sought-after primary schools, along with the village shop and post office, cricket green and football pitches, with tennis courts thrown in for good measure. The home itself is one of the most balanced and well-proportioned homes I’ve seen for a while, the current owners worked hard to transform what was a bungalow and create something quite special with the help and hard work of a very reputable local builder. The double fronted look is classic and then allows the home to flow as soon as you walk through the door. A large entrance hall accesses every reception space and there`s plenty of room to get inside and lose the shoes coats or greet guests without feeling cramped.
It may just be me but do prefer a good size living room, snugs are lovely but the main reception space should say something and Mayfield has that with a vast 24ft x 16ft living room looking out onto the gardens, the great thing with a room this size are the options it offers for furnishing and creating areas.
The symmetry of the home really shows with two equally proportioned reception rooms to the front, this allows for study, family room or whatever you feel is needed, either way it`s great space that is set away from the more social and open plan parts.

Speaking of which, the kitchen/dining room, simply superb and a lot more thought has gone into this than you will at first appreciate. The central Island has been carefully positioned to allow for the practical purposes of preparing food and entertaining while the seating area is just at the right angle so guests can feel part of the event without seeing the carnage of pots and pans.....they will never know.

The central turning staircase leads to the equally impressive first floor and creates a gallery style look onto a huge landing area. We have five DOUBLE bedrooms here with two en suites and a large family bathroom, the master suite is stunning with a full en suite bathroom a large walk-in wardrobe which really creates a hotel suite style and feel. The second and third rooms are also exceptional sizes and have en suite shower rooms so you have the features you would expect in a property of this standard.

The outside is again tough to find fault with, huge frontage with circular lawn creating the in and out drive that many desire so you won`t be disappointed. To the rear the gardens are vast but simple with a huge central lawn giving plenty of room for football, badminton or whatever other sport you wish for to keep the children off the Play Station. With the large terrace that runs along the rear you have plenty of room to relax, entertain or just catch some sun so we are struggling to see what more you could really ask for, come along and take look for yourself.
