THE TRADITIONAL FAMILY HOME - When it comes to Swallowfield I`m a bit biased, my mother still lives out here along with a lot of good friends and it`s a fantastic village to grow up in, settle down in or retire to.....it has something for everyone. As a quintessential English village, it`s well-known for its picturesque setting and traditional local amenities, including GP Practice/ Pharmacy, General Store, Post Office and two pubs plus a thriving community with Parish Hall and a Church. Residents enjoy a perfect blend of peaceful, rural surrounds with easy access to town centre attractions, with the vibrant area of Reading just over 15 minutes from the village by car, or by regular Bus service and Wokingham a short hop away. The primary school in Farley Hill is highly regarded and Bohunt, in the local area, is fantastic for comprehensive school requirements. Bus connections also give access to Reading and Hampshire schools.
I’ve driven past this home for years, always admired it and wondered what it was like inside. I have to say I wasn’t disappointed. This house has been owned by the same family for over 30 years and has been thoughtfully designed to suit all stages of family life.
The double fronted elevation invites you into a large, square entrance reception hall with an original tiled fireplace. This part of the house dates from 1906. There are two inner lobbies left (with original quarry tile floor) and right (for coats and shoes) which lead to a large utility on one side and cloakroom on the other.
You have two excellent front aspect reception rooms in this part of the home which give you options. The current owners have a lovely front living room, perfect as a playroom or just getting some quiet time away from the heart of the home. The other has been a music room for many years and offers the flexibility you would want for a family room or impressive office.
Walk through the reception hall, past the central chimney to the heart of the home……and it’s vast.
The creation of this open plan, split level space was ahead of its time and now gives what every modern family desires as a space to live, relax and entertain in and all in this lovely period shell. Hard to visualise but the floor plan will show the kitchen set to one side with a clever partial glazed roof letting light flood in.
The central dining area features a fireplace with a log burning stove. To the far side you then have a cleverly created sunken living room which in itself is a great size and height, again with a cosy fireplace, so you really can see how you would rarely move from this part of the home. And it doesn’t finish there…… French windows lead to a conservatory some 26ft in length which provides a great daylight area for meals and games.
Moving upstairs is equally as impressive with a vast landing that actually leads somewhere - may sound like a strange thing to say bit you’ll know what I mean when you see it.
There are five double bedrooms here with two family bathrooms and a large en-suite. Four bedrooms have their own hand basins.
The master bedroom has the style and size of a suite so you could really go to town and make this a special room. This still leaves a fantastic guest room and the remaining rooms equally sized to prevent the children arguing.
Two large linen cupboards on the landing provide additional storage.
Outside you have a large rural family garden with established planting, mature specimen trees, deep beds and block paved terrace which suits the character of the home itself.
The central lawn gives plenty of scope for the badminton net or a kick about but above all you get the feeling of peace and privacy.
The gated driveway offers plenty of parking with access to the double length garage plus workshop, all nicely enclosed and screened.
In summary, you have everything you could need in this exceptional home and we look forward to showing you around.
